NABERS Monitoring involves tracking a buildings energy performance on a month to month basis for all energy consumption of the base building (electricity, gas, & oil) against either simulated energy model results or using ideal NABERS energy performance curves of a target NABERS Energy star rating tailored for the building. Monthly reports are generally issued to respective clients with regards their buildings performance.
NABERS tracking can be performed using either validated sub meter data or using utility bill information for each relevant account. A NABERS rating is measured in kg CO₂/annum and all energy consumption for the respective period is converted to these units using current greenhouse gas coefficients for each fuel type and applicable Australian State or territory.
Building tuning can take place in concurrence to NABERS tracking. Should issues or problems be identified, Energy Management Plan meetings can occur which can include facility managers, controls contractor, building management, and the maintenance team. These meetings can raise any identified operational issues and any remediation works required and who is responsible for delivery.
NABERS Tracking and seasonal building tuning is very important if the building is signed up to a Commitment Agreement with the Office of Environment and Heritage (OEH) which states a promise to operate the building at a minimum target star rating for each year of operation.
To ensure the tracking of the NABERS Energy is correct at the time of reporting, the rated hours/area of the premises are continually updated each month or reporting period. These are calculated by hours of service as specified on each tenants lease extract, and include any after-hours requests for comfort conditions in the tenancy areas.
At the end of the monitoring period, the NABERS rating would be submitted to the Office of Environment and Heritage to be certified.
